This project began with a clear objective: to transform the side yard of a North York bungalow into a warm, modern home within one year and under a limited budget. From the earliest planning stages, the design approach focused on maximizing value through thoughtful space planning, efficient construction strategies, and carefully selected materials that balanced cost control with long-term performance.
Rather than pursuing excess, the project embraced precision. Every design decision—from the building envelope to interior detailing—was evaluated through the lens of practicality, durability, and visual clarity. The result is a compact yet highly refined villa that demonstrates how modern residential architecture can be both elegant and attainable.

The architectural expression is modern and minimalist, composed through a deliberate mix of textures and color tones. The exterior combines three-tone stucco with corrugated metal panels, creating a clean and contemporary façade while adding warmth through subtle contrast. This restrained palette allows the building to stand out without overpowering its neighborhood context, reinforcing a sense of modernity with understated confidence.
Inside, the main floor is defined by a 10-foot ceiling and an open-concept layout that seamlessly integrates the living room, dining area, and kitchen. The spatial organization prioritizes flow and openness, enhancing daily comfort while making the home feel significantly larger than its footprint suggests. Linear lighting systems and a cathedral ceiling element further amplify the sense of height and brightness, giving the interior a sleek and airy atmosphere.
To extend functionality and personality, a third-floor loft was introduced as a private retreat for the homeowner—a creative and inspiring “mancave” space designed for relaxation, hobbies, and personal escape. This additional level not only increases usable space, but also adds architectural character and vertical dimension to the home’s overall composition.
